The Texas Real Estate Commission has released new information to help brokers manage their operations within the REALM Portal. The guidance covers key administrative tasks, including delegation, sponsorship management, and business name updates.
Brokers can assign delegated supervisors in the REALM Portal. These supervisors may be added, edited, or removed as needed. However, “designating a delegated supervisor does not transfer ultimate responsibility. The broker remains responsible for supervision as required by law,” according to the commission.
The portal also allows brokers to authorize delegates for assistance with administrative duties such as submitting applications and managing account updates. Delegates are not allowed to assume legal responsibility or override broker obligations. As stated by the commission: “The broker remains responsible for all submissions made under their license, including those completed by a delegate.”
Brokers have options to update alternate names and assumed business names (DBAs) through step-by-step processes in the portal. An assumed business name enables operation under a different name than the licensed one.
For compliance and record-keeping purposes, brokers can download sponsorship history from the portal. This function provides access to both past and current sponsorship relationships.
Sponsorships may be terminated using a specified process within the system. Team names associated with brokerages can also be added or updated but must comply with advertising regulations; team names are distinct from DBAs.
Renewal procedures remain active during system integration periods. Brokers should submit renewal applications even if continuing education credits have not yet posted; deferral fees will not apply at this time, and licenses will stay active during any applicable grace period.
Questions addressed include clarification that delegates’ permissions depend on initial settings, brokers retain legal responsibility for delegate actions, delegation is optional, team names differ from DBAs, and teams cannot advertise independently of their broker—advertising must meet statutory requirements.
