The Texas Real Estate Commission (TREC) is preparing to launch its new Real Estate and Appraiser License Management Portal, known as the REALM Portal. The updated system aims to simplify processes for education providers, including posting course credit, managing approvals, and communicating with the agency.
TREC has announced that its current online licensing services and Posting System will be unavailable from December 2, 2025, at 5 p.m. CT through December 14, 2025. The REALM Portal is scheduled to go live on December 15, 2025. This launch date was pushed back from December 10 to allow additional time for final adjustments.
With the introduction of the REALM Portal, several changes are being made for education providers. Existing course approval numbers will be replaced by new identifiers consisting of five digits plus an alpha code. Providers will receive a list mapping their existing courses to the new numbering system. While provider approval numbers will remain unchanged, they too will now include an alpha code.
Alpha codes have been assigned for various types of providers and courses: QE Provider (QP), Exempt QE Provider (XQP), CE Provider (CEP), Real Estate QE Course (REQC), Inspector QE Course (INSQ), ERW QE Course (ERWQ), College Accredited QE Course (ACC), Real Estate CE Course (RECE), Real Estate Non-Elective Course (RENE), Inspector CE Course (INSC), Inspector Non-Elective Course (INE), and ERW CE Course (ERWC).
License numbers for sales agents, brokers, inspectors, and appraisers will stay the same but will now also require an alpha code representing license type when posting course credit.
The portal introduces revised definitions for course delivery methods to align with industry standards. Delivery options include synchronous methods—live in-person or live virtual via video conferencing—and asynchronous methods such as self-paced online or correspondence formats. Blended delivery options are also available; at least half of any blended course must use a synchronous method.
Applications already submitted for Legal Update I and II courses covering 2026–2027 are under review. Approval letters will be sent starting mid-December through the new portal, with applications processed in order received.
Education providers can expect ongoing updates targeted at operations managers and may follow developments regarding the REALM Portal on TREC’s website.
