Texas Real Estate Commission launches REALM Portal for license management

The Texas Real Estate Commission (TREC) and the Texas Appraiser Licensing and Certification Board (TALCB) have launched the REALM Portal, a new online system for managing real estate and appraiser licenses. The portal went live on December 15, 2025, and nearly 26,000 accounts have already been created.

As more users activate their accounts, TREC and TALCB are monitoring system performance, responding to user feedback, and making ongoing improvements. The agencies are addressing issues such as brokers not immediately seeing all sponsored agents in the system. Updates are underway to ensure full visibility for brokers.

License holders who have an email address on file received activation emails starting at 8:30 a.m. CT on December 15. Those who did not receive an email can create an account directly through the portal. Most records will link automatically if users register with the same email address used in agency records; no further action is needed if the license appears after login.

For those whose licenses do not appear automatically, linking can be done using either a PIN or State ID, with PIN being the preferred method as it connects directly to a specific license or application. Users with multiple licenses may receive several activation emails containing record-specific information; they must use each provided State ID or PIN to connect all records into one account.

If users experience delays or errors due to high activity during account activations, these issues are expected to be temporary as teams work to improve performance.

Education providers and business entities can now manage applications, renewals, and payments entirely online through the REALM Portal. If prompted for an 11-digit number during registration instead of a nine-digit EIN, business users should add leading zeros to complete registration. Education providers will also receive new course numbers required for future course management.

Those who recently passed licensing exams will see their application status updated once exam results are processed in the portal; no additional action is needed while results are pending.

Support resources include expanded phone capacity—now at 300 lines—and self-service tutorials available online at trec.texas.gov/lms or talcb.texas.gov/lms. Phone lines operate Monday through Friday from 7 a.m. to 6 p.m., though call volume is highest between 11 a.m. and 1 p.m., which may result in unusual dial tones when calling during peak times.

“Thank you for your patience and for helping us strengthen the REALM Portal for all license holders,” TREC stated.
